It’s very heartening reading some comments at the Sri Palma Villa Blog that unity is there. Many purchasers are concerned about their investment. Essentially, the apartment you bought is actually yours! Why shouldn’t you not be concerned.

Then, we see RM 150 for monthly maintenance fee to be paid. To me, I felt the RM 150 is on the high side. If I am a purchaser of SPV, I would complain, definitely. It’s way too expensive. It has to go back to the drawing boards again. But let’s analyse abit & see if these estimated calculations paint a good picture of the justifications or not. Besides, the RM 150 is only for the first 6 months. To be united, we have to support the chairman, otherwise, every selfish person will not pay a single cent, the whole SPV will be like titanic – in the bottom of the ocean, in no time!

Big Wednesday (1978) 10 April 2008

If you watched the movie above, you would have remembered that it was a movie about a group of Americans surfing & how they were trying to dodge the vietnam war & not forgetting some fantastic surfing, but it is really about the coming of age that the 60s are over. The new dawn has arrived.

Yes, that was 30 years ago for Americans. Honeymoon was over. 30 years today, the new dawn is upon us. But we did not dodge the war, BN & PR is still at war, so we are all still at war. The cold political war. And it is this war that whoever garners the most votes will win the next GE. (more…)

Divide & Conquer 28 March 2008

Recently, our Malaysian politics has reached an outcome where people are now pretty much divided in their opinions and both sides conquered a few states. But what exactly is this strategy called divide & conquer. Searching in the web, this example is quite familiar.

Divide and conquer was a successful military strategy. Generals observed that it was easier to defeat one army of 50,000 men, followed by another army of 50,000 men than it was to beat a single 100,000 man army. Thus, the wise general would attack so as to divide the enemy army into two forces and then mop up one after the other. 

Now that is always what strategist plan to do, to divide the enemy into smaller chunks and attack them one by one so as to have less casualties on your side and more carnage on the enemy side. No battle is won without casualties, let alone war. I am just an ordinary citizen, sipping my sugar cane drink & eating my noodle, why should I go for war? Immediately, it is the mind that goes to war. You are divided, and before long, staying divided, it leads to contemplation, deliberation, procastination, inaction, you will be conquered, dead easy!

BUTL now has over 5000 purchasers. If I am a strategist, why should I build an army to fight 5000 strong in one-go? (more…)

Fears of bankruptcy? 27 March 2008

During the BUTL Group 4 briefing, many questions were raised but one question that was on everyone’s mind was bankruptcy. Most people think they know about bankruptcy and the same people also have the thought that they are ignorant about bankruptcy, especially how it is implemented in Malaysia. What do we know about bankruptcy? We know it from it’s definition, like how we know alot of other words that is sort of an imprint in our mind now since we were taught by our parents, teachers and peers. So here’s a definition from Webster’s website where it can be a noun, adjective or a transitive verb. Let’s just take the noun.

Bankrupt [noun]

1 a: a person who has done any of the acts that by law entitle creditors to have his or her estate administered for their benefit

b: a person judicially declared subject to having his or her estate administered under the bankrupt laws for the benefit of creditors

c: a person who becomes insolvent

2: a person who is completely lacking in a particular desirable quality or attribute <a moral bankrupt>

But what do we know about it in terms of it’s implementation here in Malaysia? (more…)

BUTL Group 4 Briefing 26 March 2008

Well… those who didn’t go, I can’t tell you how much you have missed but here’re the gist of it.

Lawsuit – why Mr. Ngeow from Ngeow & Tan thinks we have a chance. What’s going on now?

• Against DM, it’s a sure win due to these points, at least…
  1. In a trade contract with willing buyer & willing seller, a seller must first made known to the buyer of all facts that is the truth. Did they? Was it a real serviced apartment (which is just another name for another type of hotel)? Otherwise we won’t be here.
  2. Investments are governed & licenced (Company Act Div 5 states clearly on this) to be legal, else conmen run loose, & very loose indeed. Did you buy this property to live in? Or was it an investment?
  3. The land owner (Majlis Bandaraya Seremban, MBS) cannot give away the power of attorney to a private company (DM). This is significant because if this is null & void, so is the Sales & Purchase Agreement (SPA) that we entered into with DM.
• But so what if we win? does it guarantee our nightmares are over? That all our liabilities, that we signed a bank loan with our good friend “the financier”, will disappear happily & all the monies we have paid them will be refunded after we have won against DM in return of the property? (more…)
